- Budget preparation and Budget/Actual/Forecast variance verification.
- Prepare monthly/quarterly asset management reports and provide required information to the headquarters/investors.
- Manage and oversee property revenue, occupancy levels, operating expenses, and capital expenditures.
- Work with Property Management for planning and execution of repairs/renovations and building maintenance for properties.
- Prepare presentations and papers in English to obtain approvals from the headquarters for any operational matters.
- Conduct leasing & marketing of vacant space in the Japan portfolio to Japanese prospects/tenants
- Communication with lenders/trust banks/accounting firms/lawyers/PM/contractors and Negotiate terms and conditions of contracts/agreements (lease, PM, trust bank and related docs)
- Take initiative for asset enhancement activities including re-development
- Assist team for sourcing and acquisitions, re-structuring, refinancing and dispositions
